Walk-through — read this first

  1. What we're doing. Changing the land use at 2121–2159 + 0 S. 10th St from Heavy Industrial to Combined Industrial/Commercial so SBST is a legal use. Two City files: GP26-006 (General Plan) and C26-009 (rezone). Both filed 7/6, both paid ($44,243) by 9/4.
  2. What the City wants now (Sept 28–29). A 4'×6' notice sign on every street frontage, photographed, with a signed Declaration of Posting. And an Affidavit of Ownership signed by the owners of all 12 units + the common area, filed with updated applications.
  3. Why 12 owners. Andrew's new map pulled the whole condo complex into the project. The City says ALL owners; Andrew said majority. We go by the City until Laura says otherwise in writing.
  4. Order of play. Sign first (cheap, fast). Reply to Laura's 4 questions through Andrew. Pull the owner roster (Tony is on the HOA board). Walk the affidavit.
  5. Who. Tony signs + talks to the City and HOA. Adam & Ben run the sign (order, post, photo) and the door-to-door. Andrew files.
  6. Watch-outs. Owners of 2121–2143 have a lawyer (July 2025 letter). Expect pushback from that bloc. A second sign comes later when the use permit is filed.

The sign — exact spec

  • Size 4' × 6' · wood or metal · on 4"×4" posts · top edge no higher than 8 ft
  • One per street frontage, within 10 ft of the street-side lot line, visible from sidewalk and road, not in the public right-of-way, never on a window. Fence or wall is fine inside that 10 ft.
  • Artwork = City PDF "GP26-006 On-Site Sign.pdf" (on Andrew's 9/29 email). It's 17×11; the shop scales it to 6×4. Do not retype it.
  • Post ASAP. Replace if damaged or stolen. Take down within 10 working days of the final decision.
  • HOA board OK before posting on the building or common area.
  • Shops to quote: SF Bay Signs · eSanJoseSigns (post-and-panel) · Quality Sign Center · Clear Line Signs. Budget a few hundred dollars, about a week.

The affidavit — what it is

  • City form "Affidavit of Ownership – Multiple Owners" (05/29/2024). 4 owners per page → 12 units = 3 pages + the land parcel.
  • Each block: owner name · email · firm · phone · title · mailing address · signature · date. No notary.
  • Signatures: ink for in-person filing, or Adobe Digital ID / DocuSign for electronic. A typed name on a web page does not count.
  • Our parcels sign as South Bay Training LLC (owner of record), not SBST.
  • Andrew wrote "majority"; the City wrote "all." Go by the City until Laura says otherwise in writing.
